If you're thinking of buying a new home, now is the perfect time to do it. There are great Richmond homes for sale throughout the year, but fall is one of the smartest months to start your search. Here's why September is a great time to buy a home.

  • Less Competition
    Most people like to buy their homes in the summer. They want to finalize things and get settled in before the kids go back to school. This means a mad rush on houses for sale right around July and August, including bidding wars that drive the prices up. If you can wait until September, there's less competition. Prices will be lower, you won't feel as much pressure to make an immediate decision, and you're more likely to get the house you really want.

  • Attention from Sellers
    Since there's less competition from other buyers, that also means you'll be getting more attention from sellers. If they've had their home on the market for a few months, then they've missed the wave of summer buyers and most likely have fewer people currently interested. That means they're probably even more eager to sell and will be willing to work with you to make it happen. That may mean things like agreeing to a lower asking price or providing a more flexible move-in date than you would have found in summer.

  • Attention from Others
    Sellers aren't the only ones who are less busy in the fall. Once the summer rush is over, other important services will have more time to devote to you, too. Inspectors aren't as busy, so it's easier to get an appointment to get the house approved. If there are any repairs to be made before you buy, handymen and contractors won't be as busy either, so the work can be done sooner. Lenders don't have as many applications coming in, so yours can get processed and approved more quickly. Thus, you'll be able to get a better price and close the deal sooner by buying your home in September.

  • Weather
    This is an oft-overlooked benefit of September sales but an important one, especially given the current heat. Before you buy your house, you first need to look at a bunch of them, and that means spending a fair bit of time outside - going from one house to the next, examining front and backyards, etc. In summer, the weather can be a real burden throughout your search, making things uncomfortable and even forcing you to cut things short some days. In September, things start to cool down as we head into fall, making your search for the perfect home a much more pleasant one.

  • Better Objectivity
    It's easier for a house to look good in the bright summer sunshine. But you won't only be living in it in the summertime. How does it look the rest of the year? The dimmer, cloudier conditions of fall make it easier for you to notice a home's flaws. This way, you can be more objective about the home you're viewing. Not just you, either, but professional inspectors as well. Inspections performed in the fall tend to uncover more issues than those done in the summer. So when you finally find a home that does look good and does pass inspection, you'll know it's legitimate, and you can enjoy it year-round.
