If you plan to list your home, there are several things you can do to help prepare your property for the market. While getting your home ready to list might seem like an extensive process, there are a few easy tasks that help your home stand out to potential buyers. Our real estate agents suggest following this checklist to get your home ready. 

  • Stock Up on Light Bulbs
    Potential buyers will want to test switches and lamps in your home; a home with burnt-out light bulbs looks poorly cared for and sloppy. Buyers may believe that if you can't be bothered to change a light bulb that there's likely a host of other home maintenance tasks you're skipping.
  • Deep Clean Your Home
    A deep clean is one of the most underrated ways to help your home look its best when you add it to the inventory of Richmond homes for sale. Clean homes appear well-maintained and are more likely to appeal to prospective buyers. Nearly every person prefers a clean space over a dirty one. Some tasks to include in your deep cleaning to-do list are washing the windows, wiping down your walls and baseboards, cleaning your carpets and rugs, scrubbing the interior and exterior of your appliances, and dusting your ceiling fans and light fixtures. 
  • Check That Any Repairs Are Completed
    While you can sell a property "as-is," we usually recommend that sellers complete as many repairs as possible to increase the sale price of their home. Make sure that your appliances, faucets, and major systems (like your plumbing, electrical, and HVAC systems) are all running smoothly. Repair and paint any cracks or dings in your walls or baseboards. 
  • Declutter and Depersonalize Your Space
    It's important to stage your home so that as many buyers as possible can envision themselves living in it; this means that neutral, updated decor is likely your best option. You need to pack away anything that's overly personal, like collections, family photos and certificates, toys, and niche decor (like movie posters, stuffed animals, or unusual decorative pieces). A decluttered home looks larger, cleaner, and more inviting. Consider getting rid of anything you haven't used in the past six months or last year for seasonal items. Pack away any items that aren't strictly necessary, like extra linens, dishes, and small appliances. Reduce the amount of clothing in your closet so that there's an inch or so between each piece. Some home sellers find it convenient to rent a storage unit so that they have a place to store their items. 
  • Paint Your Home
    Unless your home has recently been painted with neutral colors (like light gray, beige, or white tones), it's a good idea to paint your home before you list it. This will remove any highly personalized paint colors, and neutral tones are more likely to appeal to a greater number of buyers. Fresh paint instantly makes any property look newer or more welcoming.
